Lot analysis for your custom home

But while you're looking here are a few things to consider:

Start with the obvious considerations-

  • What is the purchase price of the lot?
  • Will the neighborhood support the finished cost of your lot and new home?
  • Will the views you see today still be there when other homes in the neighborhood are built?
  • How much of the vegetation will remain after construction?
  • Will the grade on the lot allow you to build the home you want to build?

Now look at some of the not so obvious considerations-

  • Are the soil conditions favorable, or will those conditions push up your construction costs?
  • What are the tap fees going to cost?
  • What will it cost to get the utilities to your lot and then to your home?
  • How much will it cost to construct the driveway?
  • What are the zoning requirements?
  • Are the covenants placed on the lot by the developer compatible with the home you want to build and your lifestyle?
  • Will the lot increase you costs for things such as additional excavation, retaining walls and surveys?

The ultimate goal is to design the home to fit the lot, not to make the lot fit the home. For example a large ranch style home with the master bedroom and garage on the main level very well might not work on a steep lot.

None of the issues we've addressed may be deal killers, but they very well may increase the total cost of your new home more than you anticipated. Therefore, you will be well served to get the help of a builder before you actually purchase a lot.
